Building Registration (New Construction)

First-time registration of a new building's physical details — location, structure, floor area — with the Legal Affairs Bureau. Required by law within one month of completion.

Land Subdivision Registration

Dividing one parcel of land into two or more. Boundary determination with the neighboring owners is required beforehand.

  • Selling part of your land

2–4 weeks

Land Consolidation Registration

Merging adjacent parcels into one. Ownership, land category and other conditions must match.

When you might need this

  • Acquired the adjacent land
  • Tidying parcels before building

2–4 months

Boundary Determination Survey

Fixing land boundaries with the neighboring owners present. The foundation for subdivision and for safe transactions.

When you might need this

  • Before selling land
  • Preventing boundary disputes
  • Preparing for inheritance registration

2–3 weeks

Land Category Change Registration

Updating the registered land category — rice field, farmland, residential, forest — after the actual use has changed. Often linked with farmland conversion permits.

When you might need this

  • Built a house on farmland
  • Converted land to a parking lot
  • Converting farmland to residential

2–3 weeks

Building Demolition Registration

Removing a demolished building from the registry. Required within one month of demolition.

When you might need this

  • Demolished an old house
  • Rebuilt your home

2–4 months

Land Area Correction Registration

Correcting the registered area to the surveyed area when the two differ. Usually carried out together with a boundary determination survey.

When you might need this

  • Registered area differs from the actual site
  • Want accurate figures before a sale

1–3 months

Land Registration (Unregistered Land)

First-time registration of unregistered land, such as former public roads or waterways purchased from the government.

When you might need this

  • Purchased land from the national or local government
  • Acquired reclaimed land

3–4 weeks

Sectional (Condominium) Building Registration

Registering a single building as multiple independent units — condominiums and two-family homes.

When you might need this

  • Built a condominium
  • Want separate titles for a two-family home
